Why Chatham, and why the north side

Prestancia is Chatham’s largest newer neighbourhood, built out over two decades by local custom builders on the north side of the city. Streets are established, front yards are mature and green space and walking trails run through the subdivision. The main retail corridor along St. Clair Street is minutes away, and so is the Chatham-Kent Health Alliance hospital.

Downtown Chatham brings the Capitol Theatre, the Thames Art Gallery, the Downtown Farmers’ Market and Sons of Kent Brewing Co. RetroFest takes over the downtown streets each spring and Ribfest follows in summer. Weekends reach the beaches at Erieau and the marinas at Mitchell’s Bay in half an hour or less.

People who move here tend to stay because the trade works in both directions. The city is small enough that nothing is a drive, and the 401 is close enough that Windsor, London and the border are all an hour or less.

Is the Chatham-Kent market stable?

Chatham-Kent stayed one of the most affordable markets in southwestern Ontario through the last cycle, and inventory has grown, which gives buyers real selection. Newer custom homes in established north side neighbourhoods have held their appeal because there are not many of them.
