To sell your home quickly, some of the easiest things a homeowner can do is to enhance your curb appeal, tidy & de-clutter your home, price your home competitively and consider staging services (staging can be partial or full service. Speak to Meghan about the various options that may suit you).

As of May 2024, the average days on market for homes across Chatham city are approximately 26 days. This indicates a quick turnover of homes and suggests effective selling strategies by realtors & homeowners and renewed buyer interest.

As of May 2024, the average days on market for homes in Tilbury are typically 38 days. This represents a slight decrease from April 2024. 

In Windsor, for May 2024, the average days on market for homes across Windsor city are approximately 25 days. This indicates a fast-paced market where homes are selling quickly and high buyer demand. 

In LaSalle, for May 2024, the average days on market for homes in this community are typically 41 days. Higher listing prices but steady buyer demand continues to make LaSalle a popular place to call home.

The most southwest regions of Ontario are becoming a more balanced market with conservative price adjustments. Though, each area between Chatham to Windsor, has their respective differences, more homes are for sale and higher interest rates are ensuring prices are stabilizing while buyers face less competition. The Chatham-Kent region continues to see the majority of listings sold for slightly less than list price. 

Windsor realizes sold prices slightly higher than list prices typically. The differences between Chatham & Windsor areas can, in part, be attributed not only due to increased homes for sale and higher interest rates but also due to pricing strategy. 

The real estate market in these areas are dynamic with Chatham-Kent and surrounding areas (like Blenheim, Tilbury and Wallaceburg) showing a variety of property types and price ranges. Home prices in Chatham-Kent and Windsor-Essex range significantly due to diverse housing options from affordable single family and multi-unit residential options to premium properties. Young families, professionals and retirees are attracted to the Chatham-Kent & Tilbury areas due to housing affordability, small city charm, size of properties and lots, less congestion & traffic, nature trails & beaches, proximity to larger cities & easy access to the 401, as well as, the U.S. border.

Windsor and the surrounding communities boast more amenities (think restaurants, small & large businesses) and a diverse population while also benefitting from easy access to the U.S.

Prices vary depending on an area’s demand, economy and amenities. In Chatham City, the average price point is $497,972  while, Blenheim, a 20 minute drive from Chatham, has an average of $426,000. The surrounding communities such as Erieau, Dresden, Ridgetown, etc, vary greatly in their home prices. Tilbury realizes average home sales of approximately $656,000 due to its close proximity to Windsor and the 401. 

In contrast, Windsor City home prices average at $540,224 while LaSalle realizes average home sales at $921,900 due to its community-orientated atmosphere, great schools & short drive into Windsor, and newer homes

When selecting a realtor to assist your home sale or search needs, it is important to choose someone who has a deep understanding of the local market (currently lives in the area and/or conducts business there, has lived in the area previously), who has a proven track record of successful transactions (check out their google business profile!). Also, choose realtor who effectively communicates with you so you can understand how to position your home sale or buyer position.Any realtor you choose should also be relatively easy to be in touch with. 

Last, but not least, interview realtors, in person, to get a sense of who they are and how they can serve you best. Ask yourself and think about these red or green flags after speaking to or working with any realtor, “Do I get the sense they care about me, my family, our goals or just when they can get paid ?”, “Do they communicate in a easy to understand, professional and timely manner?”, “Did they talk more about themselves than listen to my goals, needs, wants?” 

Also, be aware that choosing a realtor from a different city to sell your home – who does not know local market conditions – may negatively impact your home sale. When home buyers choose realtors from different cities to assist in the purchase of a new home, this could result in the home buyer paying more than what they should have. Other times, a local realtor will benefit you because local agents possess regional insight and this provides key information to relocating buyers (think environmental/terrain considerations, quality of homes built in the area, projects/businesses/industries to be built that can negatively impact your new home value, etc). 

Alternatively, listing your home with a realtor from a different city can negatively impact your home sale because they may incorrectly price your home too high. This  can result in multiple reductions & lost profit, more days on the market and potential buyers considering other  properly priced options instead! Other potential negative impacts is the realtor being too busy to accommodate buyer showing requests and/or ineffective marketing to THEIR local market – which may not contain a healthy amount of buyers looking to relocate. 

Above all, any realtor you work with should be someone you like & trust to sell or buy one of the largest assets you own or intend to own. 

Home buyers should be informed by their mortgage lender about “hidden” or “not commonly though of” costs associated with buying a home. If that doesn’t happen, here is a quick list of the typical costs that come with buying a home:

1. Home Inspection Fees – A certified general inspector should be hired to examine a home you are interested in and disclose their findings. 

2. Lawyer Fees – You should speak with your lawyer to determine their individual fees and how they intend to support you. 

3. Land Transfer taxes – This is a fee from your municipality when the property transfers ownership.

4. Property tax adjustments – This is an adjustment your municipality makes to ensure you pay property taxes only for the time you have resided in your new home. Most municipalities are spot on when they make these changes to ownership but it is something you should be mindful of.

5. Title Insurance – This is an insurance policy that protects a homeowner against challenges or claims to the ownership and/or problems regarding the title of your new home. 

6. HST on new homes – This is usually included in the sale price of the home. 

7. Potential Renovations – Putting some contingency money aside for potential renovations of your home is an effective strategy to ensure your future comfort.

 My best advice: Buy a home that does not put a strain on your income if something happens to the economy, your job, your health. Be aware of and understand fully your amortization schedule, interest rate fluctuations and mortgage renewal process. Taking a proactive approach will help you understand your obligations more clearly.
